Athens: Hills, Rivers, and a Lot of Shade

At the corner of South Finley and Dearing Streets stands a white oak with a famous story. Legend says it owns itself and the land within eight feet of its base. The original tree fell in 1942, and the one there now was grown from one of its acorns. The earliest-known telling of the story ran on the front page of the Athens Weekly Banner on August 12, 1890, under the headline "Deeded to Itself." It's a fitting place to start, since trees shape so much of Athens.

Long before the university, a trading settlement called Cedar Shoals sat on the banks of the Oconee River here. On January 27, 1785, the Georgia General Assembly granted a charter for the University of Georgia, often called the first state-chartered university in the United States. Franklin College, completed in 1806 and now known as Old College, was the first permanent structure of the university and the city. Athens officially became a town in December of that year.

The ground here isn't flat. The city sits on a series of hills, typical of the Piedmont, and two branches of the Oconee shape it. Along the North Oconee River, between College Avenue and Oconee Street, Civil War fortifications can still be found. Out toward the old Macon Highway, a skirmish during the Stoneman Raid was fought on a site overlooking the Middle Oconee River.

Government looks different here, too. In 1991, after a vote the year before, the City of Athens gave up its charter and formed a unified government with Clarke County. The combined government is known as Athens-Clarke County.

For older houses, start with the historic districts. Downtown Athens has its own National Register district, added in 1978, covering about 40 acres and includes the Clarke County Courthouse from around 1914. Cobbham, which made the Register the same year, takes in 117 acres and 216 contributing buildings, roughly bounded by Prince Avenue and Hill, Reese, and Pope Streets. Its houses run through Greek Revival, Gothic Revival, and Late Victorian styles. In the Normaltown neighborhood, the buildings of the old State Normal School housed the Navy Supply Corps School from 1954 until it closed in 2011, and the site is now a health sciences campus.

Beyond the historic districts there are rentals near campus and plenty of newer neighborhoods, and a lot of it sits under mature trees. Even the parks lean green: Sandy Creek Park covers 782 acres around 260-acre Lake Chapman.

That canopy is part of what makes the town pleasant, and part of what roofs have to put up with. Leaves and twigs collect in valleys and gutters, shaded slopes stay damp longer, and moss and algae can take hold where the sun doesn't reach. Athens has a humid subtropical climate, with hot summers, cool winters, and rain spread through the whole year. In spring, thunderstorms can occasionally turn severe.

So where do we fit in? Lakeside Roof Restoration does one thing in Athens: spray-on rejuvenation for asphalt shingle roofs that are worn but still in one piece. We use HRX by Armovex or Roof Shield, sprayed straight onto the shingles you have. No tear-off, no dumpster.

Before any of that, somebody climbs up and looks. Are the shingles flat or curling? Are there bare patches, moss on the north face, a pile of leaves in a valley? We'll tell you in plain terms whether your roof is a candidate, and we're fine saying no.

Our service area includes Athens and the rest of Athens-Clarke County. To see what scheduling looks like for your street, ring (470) 541-5423.

    Common Questions

Do you come up to Athens?

Yes. Call (470) 541-5423 and we'll work out a day that fits our schedule in Athens-Clarke County.

I own a rental near campus. Can you treat rental property roofs?

Yes, if the roof is asphalt shingle and in shape for it. We'll need access and someone to give tenants a heads-up so they can stay clear while we work.

Does weather limit when you can spray in Athens?

We need a dry roof and no rain coming, so summer thunderstorms and wet stretches can shift the date. We'll set a day based on the forecast.

How do I know if my roof needs something other than rejuvenation?

If it's leaking, sagging, or missing a lot of shingles, rejuvenation isn't the answer. It's for worn shingles that are still holding together, and we'll tell you honestly which side of that line you're on.

Serving homeowners across classic Clarke County residential neighborhoods, protecting roofs against intense summer heat exposure and sudden thunderstorm downpours.

    The Science of Rejuvenation

How HRX Rebuilds Asphalt Shingles from Within

Over time, solar heat bakes the petrochemical oils out of asphalt shingles, making them brittle and dry. HRX replaces those core oils and coats the exterior in a protective shell.

    Core Matrix Re-Oil

    Restores Flexibility

HRX bio-oils deeply penetrate shingle layers to replace evaporated asphalt oils. Shingles regain pliable elasticity, allowing them to expand and contract with temperature shifts without cracking.

    Granule Lock Technology

    Increases Granular Adhesion

Granules shield asphalt from sunlight. HRX acts as a clear binder that locks ceramic granules firmly into place, preventing gutter granule loss and shingle bald spots.

    Solar Thermal Barrier

    Superior UV Protection

Contains UV reflectors and polymer stabilizers that absorb radiation before it degrades shingle fibers, keeping attic temperatures cooler and extending roof life by 5 to 15 years.

    Hydrophobic Moisture Barrier

Repels rain, dew, and frost. Stops micro-fissures from soaking up water during rainstorms, eliminating winter freeze-thaw cracking cycles.

    Eco-Friendly Low VOC Formula

Water-based, non-toxic formula that cures safely without heavy odors. Safe for landscaping, pets, and children while diverting tons of shingle waste from landfills.
